Disciplined Acquisition Strategy

WRIT (NYSE: WRE) is a publicly traded equity real estate investment trust. Our diversified portfolio consists of apartments, office buildings, medical office buildings, shopping centers and industrial properties throughout the greater Washington metro region. Since 2000, WRIT has completed over $1.4 billion in acquisitions and continues to be an active investor.

WRIT will pursue fully leased properties as well as properties requiring repositioning through investment of additional capital or requiring significant lease up. As a principal, WRIT evaluates properties and closes transactions quickly.

Geographic Focus

Greater Washington metro region.

WRIT prefers locations within a two-hour drive of its Rockville, Maryland, headquarters.

Office Buildings. Downtown and suburban locations. Class A or Class B. Will consider lease-up and repositioning risk.
Medical Office. On or off campus adjoining major medical centers preferred.
Multifamily. Class A or Class B high-rise or garden.
Retail Centers. Neighborhood and community strip centers, preferably with food and drug anchors.
Industrial/Flex. Bulk warehouse, office/warehouse or flex properties.

 

General Criteria

Minimum Investments. $5 million.

All Cash. WRIT buys on an all-cash basis. WRIT will also consider acquisitions with existing assumable mortgages.

Tax Deferred Transactions. WRIT will structure operating partnership unit exchanges, as well as other like-kind exchanges.

Confidentiality. All information will be held in absolute confidence.

  • Physical description
  • Site plan/survey
  • Detailed rent roll including rent, options, escalations, and expense and tax information
  • Operating statements for the past three years and current year to date
  • Photographs/maps
  • Summary of recent capital expenditures
  • Demographics
  • Tenant sales
  • Environmental studies
