Our Company
Sound Real Estate Investment and Adherence to Disciplined Financial Principles
Washington Real Estate Investment Trust is celebrating its 50th year as a self-administered, self-managed, equity real estate investment trust. WRIT owns and operates income-producing real estate properties in the greater Washington, D.C. region. We invest in a diversified portfolio that includes office, industrial/flex, medical office, retail and multifamily properties and land for development. This strategy has proven successful through nearly five decades of established performance in the nation's capital.
WRIT has a storied history of building value for its shareholders as the oldest existing publicly-traded REIT in the United States: an investment of $10,000 in WRIT in December 1971, with dividends reinvested, would be worth more than $2.8 million as of December 2009.
As the only REIT focused exclusively on the greater Washington, D.C. region with a diverse portfolio of investments, the company enjoys a unique perspective on the market. WRIT knows Washington: Our people are experts in every aspect of real estate investing and property management in the communities in which they live and work. That experience, portfolio diversity and local focus combine to put WRIT in the perfect position to respond to shifts in the market and identify future opportunities as they arise.
Capital Strength
WRIT strives to produce exceptional returns for its shareholders. By seeking to maintain a strong balance sheet while expanding our portfolio, we look to strengthen our strong capital position. History will tell you that WRIT has consistently generated positive returns. WRIT’s dividends have remained equal or increased for 48 consecutive years.
Diversified Strategy
A portfolio diversified with multiple property types mitigates risk and allows the company to pursue only the best investments. It also allows us to invest when others need to sit on the sidelines. We focus on office, medical office, industrial/flex space, retail and multifamily real estate investments.
Exceptional Market
The Washington, D.C. metro area amply demonstrated its stability and resilience in 2008. The region experienced positive job growth, an increase in gross regional product (GRP) and the lowest unemployment rate among the major markets in the nation. For the year, the Washington, D.C. metro region remained one of the top-performing real estate markets in the nation – outperforming other U.S. metro markets in every one of WRIT’s five core segments.1
